Down Assistance Program through THDA


If you qualify for a Great Choice Home Loan, you can apply for financial assistance with your down payment and/or closing costs.

Financial assistance comes in the form of a second mortgage loan on your home. There is no interest on this second loan, and you don't have to make any monthly payments on it either. You only have to pay it back when you sell, move out of, or refinance your home. And in certain circumstances, this second loan can be forgiven, meaning you don’t have to pay it back at all.

Down payment assistance comes in two forms:


  • Great Choice Plus is available anywhere in Tennessee, all homebuyers who qualify for a Great Choice Home Loan can also apply for down payment assistance in the form of a Great Choice Plus second loan worth a maximum of 5% of the home's purchase price. In 2017, approved homebuyers received an average of $7,144 in down payment assistance through the Great Choice Plus program.
  • Hardest Hit Fund Down Payment Assistance  If you’re purchasing a home with a Great Choice Home Loan in one of the participating ZIP Codes, you can apply for our HHF-DPA program, which offers $15,000 in down payment assistance. Other qualifications apply. 


One of the most effective ways Helping Hands of Tennessee can help prepare homebuyers for success is with a pre-purchase homebuyer education course. An independent study of THDA home loans shows that this course reduces the odds of foreclosure by 42%.

In order to qualify for THDA's Great Choice Plus down payment assistance program or the Homeownership for the Brave program, you must complete a pre-purchase course from an approved provider in your area.

You can attend this course online or in a classroom, whichever you prefer.

In-Person Course

An "in-person" course takes place in a classroom with other homebuyers like yourself.

  • Minimum of 6 hours
  • Registration fee up to $99
  • Uses the "Realizing the American Dream" curriculum
  • Receive a THDA "Pre-Purchase Certificate of Completion" when course is complete

  1. Look for a location and time that’s convenient for you.
  2. Click on the name of the class.
  3. Contact information for the provider will pop up.
  4. Call or email the provider to enroll in the class.

Learn through our online courses

 The advantage of an online class is that you can participate from the comfort of your own home and learn at your own pace.

  • Requires an internet connection
  • Registration fee of $99
  • Courses are hosted on the eHome America website
  • Must meet with the instructor by phone or in person for one hour after completing online course
  • Receive a THDA online "Pre-Purchase Certificate of Completion" after meeting with instructor

  1. On the right-hand side of the webpage, select your county from the list (or the county closest to you).
  2. Click "Continue."
  3. Click the button by "Homebuyer Education Course."
  4. Click "Get Started."
  5. Click "Select" under the name of the course provider closest to you.
  6. Click the button next to "individual" or "couple."
  7. Click "Submit."
  8. Fill in the online registration form.
